Project Overview: A developer owned a parcel of well-located raw land in Saratoga County, NY and was looking to develop an income-producing property. Medici Associates assisted the owner in developing a plan to develop a 152-unit self storage facility. Development advisory services were rendered for both project approvals and financial projections. Medici Associates also negotiated financing terms with local lenders, assisted in setting up the new business entity, and helped hire a 3rd party property manager. On-going asset management services, including bookkeeping, continue to be provided.

Project Overview: A small manufacturer was quickly outgrowing their current space and needed a new location to better serve the many facets of their business. The owner also wanted to purchase the new location, rather than lease, in order to build equity. Medici Associates was hired to find the new location and work with 3rd parties to design and develop the building. Medici also created the project budget and cash flow projections in order to understand how it would impact the business. Finally Medici worked with a local lender and the SBA to secure construction and long term financing for the project.

Project Overview: A group of investors identified a property that they wanted to take on as their first large-scale, ground up development project. The end result was taking an existing historical property and renovating it into six condominium units while constructing four new 9-unit apartment buildings. Ascend was hired to work with the project sponsors to put together a business plan for the project, compile the team needed for construction and development, plan and update the budget, structure the forecasted operational cash flow and project returns, then secure construction financing. Ascend is currently providing on-going advisory services to the sponsor during construction as well as facilitating bank advances and budget monitoring.

Project Overview: An investor purchased the historic, 18-unit apartment property, completed renovations, and was looking to recapitalize their balance sheet to recoup construction costs. One nuance of the project was that several of the units were short term rentals, a stumbling block for many lenders. Ascend was able to structure the loan request in such a way that the lender was able to approve the loan request and provide the client with sufficient cash proceeds from the refinance, along with a favorable long-term interest rate.
